The purchasing process takes place in three simple steps, depending on the type of contract to be signed:

The completion of the works will be certified by the reception of the buildings. After the reception phase, the respective buildings will be registered with the Cadastre Office. The preparation of the documents necessary for the conclusion of the sales contracts will follow.

Of course, this will be an annex to the Pre Purchase and Sale Contract. This set of rules aims to establish the general conduct for all residents, so that they can be part of a good neighbourhood and a pleasant and safe environment.
By signing the contract, the Buyer takes possession of the apartment. The seller will actually deliver the property on the same day or at a later date, established in the manner agreed by the Parties, on the basis of a delivery-receipt report by which it is ascertained that the apartment is finalized, connected to utilities and not having any particular faults that would delay it’s signing.
The management of the Residential Complex will be provided by a management company (maintenance) recommended by the developer, validated after the owner’s association is established. Just to be sure that we offer a quality product, we want each of our customers to be very satisfied and to enjoy the newly purchased home. Before establishing the owner’s association, the developer will make a contract with the maintenance company, and will re-invoice the administrative services to the new owners once the association is created.
The administrative services are necessary for the operation and maintenance of the complex, namely utilities, garbage collection, cleaning, landscape maintenance, street lighting, elevator maintenance, sanitary and electrical installations, security and access control, snow removal, current repairs and others. The cost of these services will be determined at the time of the conclusion of the contract at a price comparable to the market average for such services.
The company that is in charge with the administration will maintain the common spaces like the landscaping and the playgrounds.
Yes, pets are welcome in the complex.
The sanitation services will be provided within the Drumul Taberei Residence project. All the debris will be stored in containers, which will be positioned so as not to impact the pleasant appearance of the complex.
To park inside the complex, you need a parking space designated by a purchase and sale contract with the developer or a third-party owner. The parking spaces that will be owned by the developer will have blockers, parking on them is strictly forbidden. In case the developer finds that one of his parking spaces is used without his consent, he reserves the right to act according to the law!

All buildings have a 3-year warranty for hidden defects. This means that if the leak occurs due to a hidden malfunction of the installation, you must inform the administrator or the developer representative and the repair will be done at no additional cost. If the leak occurs as a result of actions / works that you did (or did not do), we offer you our support throughout the process at minimum costs.
Any changes that may affect the exterior image of the building must be approved by the developer of the complex. You will be able to make a request that can be approved or we can recommend to you a supplier who has already received the agreement to do a similar work.
This depends on the changes you want to make and if you work with an approved supplier. In general, a change that leads to failure is your responsibility. If, however, through the works performed, you discover any hidden defects, the warranty remains intact.
The warranty is not affected by the fact that you sell your house. It is useful to give all the details about the guarantee and what it covers to the tenants or potential buyers. If you sell your house while it is under warranty, it will be automatically transferred to the new owner.
On a construction site there will always be some dust, debris or noise. While we continue our work, we will make sure that the technical teams will keep the area around your house clean and give you unrestricted access to your new home. Of course, any concerns you have about the inconvenience caused by the construction can be discussed with the Site Manager or the Developer Representative.
We schedule an inspection visit, in which the entire unit is thoroughly checked in its smallest details and any problem reported is recorded and discussed with the Ideal Residence Developer representative. It is important to check the door keys, the opening and closing of the doors and windows, flushing of the toilets, to run the faucets and to check in detail each room, each power outlet, each light switch – the list is signed as part of the delivery-receipt process and any problem is registered and fixed before handing over the keys.
If the changes do not modify the exterior appearance of the building or they do not affect its structural elements and have no impact on the infrastructure, they can be done after signing the purchase and sale contract and the delivery-receipt process, following the procedure. However, it is always best to ask for our advice.
The enclosing of the balcony will be done only with harmonic glass as described in the regulation. You will be able to make a request that can be approved or we can provide you with a supplier who has already received the approval to do a similar job. Any changes that may affect the exterior image of the building may harm other tenants.
